What Professional Cleaners Usually Don't Include

A professional cleaner may offer many services, but no single package safely covers every property problem. Knowing the likely exclusions helps you arrange specialists early and prevents assumptions at handover.

Work that commonly needs separate agreement

  • Exterior or high windows, roofs, gutters, façades, and any work requiring unsafe access at height.
  • Carpet extraction, stain treatment, pest treatment, or restoration beyond ordinary vacuuming.
  • Heavy mould, sewage, bodily fluids, needles, hazardous chemicals, asbestos concerns, or other biohazards.
  • Repairs, painting, replacing fittings, filling holes, or treating damage rather than dirt.
  • Removal of large rubbish loads, furniture, abandoned belongings, or regulated waste.
  • Gardening, water blasting, pools, chimneys, ducts, and specialist appliance servicing.

Resolve an uncertain task before booking

  1. Step 1

    Photograph it

    Take a clear wide view and a close-up without sharing unrelated personal information.

  2. Step 2

    Describe the surface

    State the material, approximate area, height, access, and what you believe caused the issue.

  3. Step 3

    Ask about method

    Confirm whether the cleaner can safely treat it and whether there is a risk of colour or finish change.

  4. Step 4

    Get the decision recorded

    Add the agreed inclusion, exclusion, limitation, or specialist referral to the written scope.

Cleaning is not repair or restoration

Some marks remain because a surface is worn, bleached, scratched, corroded, or permanently stained. More aggressive cleaning can make damage worse. A reputable provider should explain when ordinary cleaning is unlikely to change the result.

Arrange property repairs with the appropriate owner, manager, or tradesperson. If you rent, avoid authorising alterations without the required permission.

Never hide a safety issue

Tell the provider about hazards before arrival. A last-minute discovery can stop the job, expose workers to risk, and leave too little time to arrange the right specialist.
